About Vivir+

1. GENERAL DESCRIPTION OF THE PROJECT

The project comprises a residential complex of 172 homes distributed in 6 blocks, each

consisting of a ground floor plus three upper floors, with two basement levels designated for

parking spaces and storage rooms.

The homes feature 2 and 3 bedrooms, all with 2 full bathrooms and south/west orientation. The

layout of the blocks ensures that all units enjoy views over the extensive communal areas.

Different types of homes are available, including private gardens on ground floors, spacious

terraces on intermediate floors, and private solariums on upper levels, depending on the model.

2. DEVELOPMENT AND COMMON AREAS

The development will be fully enclosed with perimeter walls and metal fencing, providing

privacy and security for residents.

The communal areas are designed to offer a wide range of services and leisure spaces:

• Extensive landscaped areas with ornamental vegetation.

• Community swimming pools for adults and children.

• Paddle tennis courts.

• Children’s play area.

• Fully equipped gym for residents.

• Spa area including sauna.

• Bicycle parking area.
• Outdoor bio-healthy exercise area.

• Low-consumption LED lighting throughout communal areas.

• Accessible and paved pedestrian pathways.

3. PARKING AND STORAGE ROOMS

The two basement levels of the complex are designated for parking spaces and storage rooms,

with direct access from the various blocks.

4. FOUNDATIONS

The foundations will be constructed using reinforced concrete elements, ensuring the structural

stability and safety of the building. The system used will include footings and slabs, defined

according to the geotechnical characteristics of the land, its morphology, and applicable

regulations.

5. BASEMENTS

The basement will be built with a perimeter reinforced concrete wall, form-worked on one or

two sides. The exterior face of the wall, in contact with the ground, will include the necessary

waterproofing to ensure watertightness.

6. STRUCTURE

The structure will be executed using a combination of reinforced concrete and metal pillars.

Floor slabs will be reinforced concrete waffle slabs, with dimensions defined according togeotechnical study and current structural regulations.

7. ROOFS

The roofs will be flat and walkable, finished with non-slip porcelain stoneware or artificial grass,

depending on the design. They will include the required layers of thermal insulation and

waterproofing, complying with the Technical Building Code (CTE).

Roofs used for technical installations will be finished with gravel.
