FOUNDATIONS
The foundations will be constructed using reinforced concrete elements, ensuring the structural stability and safety of the building. The system used will include footings and slabs, defined according to the geotechnical characteristics of the land, its morphology, and applicable regulations.
BASEMENTS
The basement will be built with a perimeter reinforced concrete wall, form-worked on one or two sides. The exterior face of the wall, in contact with the ground, will include the necessary waterproofing to ensure watertightness.
STRUCTURE
The structure will be executed using a combination of reinforced concrete and metal pillars. Floor slabs will be reinforced concrete waffle slabs, with dimensions defined according to the geotechnical study and current structural regulations.
ROOFS
The roofs will be flat and walkable, finished with non-slip porcelain stoneware or artificial grass, depending on the design.
They will include the required layers of thermal insulation and waterproofing, complying with the Technical Building Code (CTE).
Roofs used for technical installations will be finished with gravel.
FACADE AND ENVELOPE
The facade will consist of an exterior layer of ceramic brick masonry, internally rendered with cement mortar.
Thermal insulation will be applied in accordance with CTE requirements.
The inner layer will be plasterboard on a galvanized steel framework, finished with smooth plastic paint.
The exterior finish will be executed with single-coat render and painted according to the architectural design.
9. MASONRY AND INSULATION
Homes will be separated by a ceramic brick partition, lined on both sides with plasterboard on galvanized steel framing, including rock wool acoustic insulation and finished with smooth plastic paint.
Interior partition walls will be built with plasterboard over galvanized steel profiles, incorporating acoustic insulation and finished with smooth plastic paint.
Ceilings will be made of continuous plasterboard on galvanized metal profiles.
In bathrooms with HVAC equipment provision, suspended plasterboard or gypsum ceilings will be installed.
All ceilings will be finished with smooth plastic paint.
FLOORING AND WALL FINISHES
Interior flooring in the homes will be high-quality porcelain stoneware.
Bathroom and kitchen wall tiles will be first-quality porcelain stoneware.
Laundry room walls will be finished with single-coat white render.
Terraces, porches, and solariums will be finished with high-quality non-slip porcelain stoneware or artificial grass.
Exterior communal pavements will be made of non-slip, weather-resistant materials.
EXTERIOR CARPENTRY AND GLAZING
Exterior carpentry will be aluminum for windows and balcony doors, in sliding, casement, or tilt-and-turn systems as applicable, including thermal break and micro-ventilation (air inlet vent).
Depending on the project, windows and balcony doors may include thermally insulated aluminum roller shutters, some with motorized operation.
Glazing will consist of double glazing with air chamber (Climalit-type or similar) and solar control depending on orientation.
Terrace and solarium railings will consist of a solid parapet topped with a pane of glass without a handrail.
Railings in communal areas will be made of lacquered galvanized steel.
INTERIOR CARPENTRY
The entrance door to the home will be reinforced, with security lock, steel frame, locking system, and peephole.
Interior doors will be solid MDF, lacquered in white, with ventilation openings as required by the CTE, 210 cm high, with seals, magnetic closures, and handles, including privacy locks in bathrooms.
Bedrooms will include built-in wardrobes, internally lined and equipped with overhead shelf and hanging rail.
KITCHEN
The kitchen will be fitted with base cabinets with lower plinth and upper units with cornice, according to design.
A built-in extractor hood will be installed.
Countertops will be quartz (Silestone, Compac or similar), including sink and high-spout single-lever mixer tap.
An optional white goods package may be contracted, including:

BATHROOMS
Bathrooms will include first-brand suspended sanitary ware in white, with concealed cistern and dual-flush actuator.
They will be fitted with vanity unit and single-lever mixer tap.
Rectangular non-slip shower trays with single-lever shower kit will be included.
Electric underfloor heating will be installed for thermal comfort.
Optional shower screens can be added, available in various designs depending on the typology.
ELECTRICITY
The electrical installation will comply with the Low Voltage Electrotechnical Regulation (REBT), with a high installation grade and possibility of contracting up to 9.2 kW.
TV and RJ45 data sockets will be installed in the living room and bedrooms.
Intercom system.
Provision for fiber-optic connection.
HVAC AND DHW
A compact aerothermal system will be installed for domestic hot water (DHW), with integrated storage tank and heat pump, ensuring high energy efficiency.
Pre-installation for ducted air conditioning will be carried out, with air distribution grilles in living room and bedrooms.
Electric underfloor heating will be installed in both bathrooms for thermal comfort.
PLUMBING AND DRAINAGE
The interior plumbing system will be installed using cross-linked polyethylene (PEX) pipes for hot and cold water, with shut-off valves in all wet rooms (bathrooms, kitchen, utility room).
A community pressure group will be installed in the basement to ensure stable water flow and pressure in all homes.
The drainage system will use properly dimensioned PVC pipes in compliance with the CTE.
VENTILATION
Homes will feature a controlled mechanical ventilation system (CMV) to extract stale air from kitchens and bathrooms, in compliance with CTE requirements.
PHOTOVOLTAIC PANELS
The complex will include a photovoltaic solar system designed to harness solar energy and convert it into electricity.
The generated energy will be used for communal services (lighting, elevators, shared equipment, etc.), reducing energy consumption and community costs while complying with sustainability and energy efficiency standards.
ELEVATORS AND STAIRS
Each block includes two elevators with capacity for 8 people, equipped with automatic doors, emergency telephone connection, and low-consumption LED lighting.
One of the elevators will connect all floors with the basement, providing direct access to the garage.
The circulation core will also include stairs and exterior corridors connecting each home to the communal areas.
GARAGES AND STORAGE ROOMS
Garage flooring will be finished with polished concrete slab, ensuring high resistance and durability.
The area will feature low-consumption LED lighting with automatic presence detection for energy efficiency.
Pre-installation for electric vehicle charging will be included, in accordance with current regulations.
The garage will have a fire protection system with Fire Hose Cabinets (BIEs), jockey pump, and storage tank.
A forced smoke extraction system and COโ detection will be installed to ensure safety and air quality, complying with ventilation and protection standards.
Storage rooms will be enclosed with ceramic brick walls and equipped with galvanized doors.
Garage access will be through a lacquered galvanized steel door, sectional or hinged, designed for durability and performance.
